ICG Chicago was engaged by an IL based National transportation operator to provide relocation services throughout various major transportation corridors of Chicagoland. Given the heavy industrial nature of the use consisting of over 100 dedicated truck and trailer stalls, repair bays and significant truck traffic, most municipalities would not permit such use thus elongating the search process. Upon ICG and client engaging a team of expert civil engineers, architects, design build companies, attorneys and consultants, ICG successfully located 30 acres of land suitable for two +/-100,000 sf facilities with the required trailer stalls along with the proper zoning to not only accommodate the initial requirement while also building in approved expansion area along with the required zoning.
The site is located on Freeman Rd across from the +/-2,000,000 sf amazon facilities and the 750,000 sf Weber Grill distribution facility. “Project UC” will break ground in Spring of 2022 with an anticipated completion date of December 2022.
