Being on the landlord, tenant and buyer sides, ICG Chicago’s brokers have seen the ups and downs of IOS property activity from all angles over the past 12 months. While IOS sites aren’t at 2022/2023 levels across every market, developer, investor and user interest continues to prepare for what we believe will be a hopeful uptick in the transportation market in 2025.

In the past 60 days, for example, ICG Chicago’s team of Mike Hawryluk, Robert J. Russell Jr and Eddie Levin have been involved in selling, leasing and/or listing the following IOS properties.

  • 15 acres Montgomery IL; Sold to R&L Carriers
  • 800 Dierking, Elk Grove Village IL; Leased to GGF Trans
  • 9100 United Lane, Austin TX; Leased to WeDriveU/National Express
  • 6800 S River Rd; 32,000 sf on +/-4.5 acres, Just Listed
  • 31W625 Smith Rd, West Chicago IL; 12,400 sf on 1+ acre, Just Listed
  • 14301 Weber Drive Huntley IL; 9,840 sf Leased w/Purchaser in tow to acquire the 39,120 sf Facility

Additionally, the 58-150 acres on Mound Rd in Joliet IL, one of the largest IOS sites in the US, remains available for ground lease, lease and/or sale. With transportation levels being less than we would all like to see over the past 12 months, trucks, trailers and containers need somewhere to park and be repaired, which is therefore driving some level of demand across markets.
